How much does it cost to advertise with CJC?
There is no cost to register, evaluate and produce the material for the property. The remuneration is the brokerage commission, paid only when the sale or lease is completed, according to the CRECI-SP table and the intermediation contract.
Do I need to give exclusivity?
It is not mandatory. Exclusively properties receive complete production of photos, video, drone and tour 360°, priority in curation and private selection CJC Selects, in addition to a publicity plan with goals and reports.
Which documents do I need to have on hand?
For the initial assessment, the property registration (matrícula) or the IPTU cover page is enough. In transactions CJC represents directly, the available documents — updated registration, deed or purchase agreement, IPTU and the occupancy permit (Habite-se), where applicable — are reviewed and any open items are reported before the offer. If something is missing, we guide you through regularizing it before going to market.
How long will it take for the property to go live?
After the technical visit and the documentary conference, the production of images takes 3 to 7 days. Exclusive properties enter first the private curatorship and then the website and channels of CJC.
How does the evaluation work?
We cross the micro-region advertisements with the property's characteristics and the expected liquidity to indicate a price range and a launch strategy. The goal is to sell within the right period, without burning value.
